The Task

Our client requested a due diligence report and revenue forecast for an acquisition bid for the Belfast Airport concession.

Our Approach

To fulfil this request, our consultants conducted a comprehensive analysis of the existing operation, including studying key commercial contracts, sales and operations reporting, key performance indicators, space allocation, passenger flows and the airport’s day-to-day management requirements.

With a clear understanding of the existing commercial situation, we developed a short–, medium–, and long-term business development strategy. This strategy included expanding car park facilities, redirecting passenger flows, and remodelling and optimising the commercial layout and shop allocation plan. These changes would not only accommodate increased security requirements but also allow for introducing new retail and food & beverage concepts.

Our plan also addressed key issues, such as the need for staff training, extended parking facilities, and outsourcing of critical commercial contracts like advertising.

The Result

As a result, we provided an in-depth due diligence review and a detailed revenue forecast that specified the expected turnover and revenues per passenger, per business line, and year for the concession period.
