The Task
Our client was considering bidding for a stake in Belgrade Nikola Tesla Airport and asked us to conduct an initial due diligence and revenue forecast for the non-aviation activities to help them decide whether to participate in the tender process.
Our Approach
To deliver a comprehensive framework allowing our client to make a well-informed decision, we analysed the airport’s performance over the past three years, including reviewing operational data. We also benchmarked the airport’s commercial and financial performance against that of similar airports. We assessed the commercial space distribution, passenger flows, and shop allocation to identify opportunities for new retail and food & beverage units and any other business development actions. Finally, we reviewed the commercial contracts to identify any legal limitations to the opportunities for optimisation that we identified.
The Result
Our analysis resulted in a red flag report that included immediate turnaround opportunities, with a high-level medium-term revenue optimisation strategy for all commercial activities at the airport.
