The Task
Chapman Taylor, an architecture firm, approached us to assist in redeveloping Terminal 2 at Munich International Airport. Our task was to provide space allocation requirements, input on commercial layout guidelines, and define the concept mix for the redeveloped terminal. We were also responsible for building a comprehensive revenue forecast model to assess the impact of different layout options. A key objective was to ensure that the new terminal layout offered exceptional service to maintain the five-star rating while generating maximum commercial revenues for the airport.
Our Approach
We initiated the task by conducting a meticulous performance analysis of existing commercial units and critically evaluating existing layouts and concepts, considering the passenger profile. We also presented an overview of key passenger behaviour trends and terminal development best practices.
Based on these analyses, passenger profiles, and traffic forecasts, we calculated the optimal space allocation per business line. In a collaborative effort with the architects, we developed the best commercial layout alternatives, considering existing constraints, that could maximise the impact on passenger experience and revenue generation.
A comprehensive revenue forecast model supported the selection between the different layout alternatives, simulating their impact and comparing them with the base case. After selecting the final layout, we developed the concession mix and respective allocation.
The result
The final layout increased the total commercial area, despite terminal space being maintained, and a better balance between the different retail categories was achieved, considering the changing needs and wants of upcoming passenger groups. The retail space quality was also significantly improved with maximum visibility of the commercial units, better use of sunlight and apron views, and integration of dwell areas within the commercial space. The airport management was satisfied with our thorough analysis, and the airport is now planning to start the redevelopment process that will future-proof the terminal for a new generation of passengers.
